Screenlio Terms of Service

By accessing or using Screenlio ("Platform"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree to these Terms, you may not use the Platform. These Terms apply to all users, including landlords and rental applicants.

Screenlio is a product of jCloud Solutions, an AI and app development consultancy. When we say "we," "us," or "Screenlio" in these Terms, we mean jCloud Solutions, the company that operates the Platform. When you use Screenlio, you are entering an agreement with jCloud Solutions.

Screenlio is a rental application and tenant screening platform that allows landlords to create property listings and receive applications, and allows prospective renters to submit rental applications, upload supporting documents, and authorize credit and background screening. Screenlio does not guarantee housing placement or application approval.

Landlords must create an account to access the Platform. You agree to provide accurate, current, and complete information during registration and to keep your account credentials confidential. You are responsible for all activity that occurs under your account.

Renters do not need an account to submit an application but must provide accurate information and valid contact details to track their application status.

Rental applicants are required to pay a non-refundable screening fee per application. This fee covers the cost of a credit report, criminal background check, and eviction history report obtained through TransUnion. Payments are processed securely through Stripe. All fees are non-refundable once a screening report has been initiated.

By submitting a rental application and checking the authorization checkbox, you expressly authorize Screenlio and the applicable landlord to obtain a consumer report, including your credit history, criminal background, and eviction record, through TransUnion SmartMove for the purpose of evaluating your rental application.

You acknowledge that:

• This authorization is voluntary, however declining will prevent your application from being processed.
• You have the right to request a free copy of your consumer report from TransUnion.
• You have the right to dispute inaccurate information directly with TransUnion.
• If adverse action is taken based on your consumer report, you will receive an adverse action notice as required by the FCRA.

Landlords agree to use screening reports solely for the purpose of evaluating rental applications and for no other purpose. Landlords agree to comply with all applicable federal, state, and local fair housing laws and anti-discrimination laws. Landlords agree to provide adverse action notices to applicants when required by the FCRA. Landlords agree not to share applicant information with unauthorized third parties.

You agree not to use the Platform to submit false or misleading information. You agree not to use screening results for any purpose other than evaluating the specific rental application for which they were obtained. You agree not to discriminate against applicants based on race, color, national origin, religion, sex, familial status, disability, or any other protected class under applicable law. You agree not to attempt to gain unauthorized access to the Platform or other users' data.

The Platform is provided on an "as is" and "as available" basis without warranties of any kind. Screenlio does not warrant that the Platform will be uninterrupted, error-free, or that screening results will be accurate or complete. Screenlio is not responsible for landlord decisions made based on screening results.

To the maximum extent permitted by law, jCloud Solutions (operating Screenlio) shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Platform. Our total liability shall not exceed the amount paid by you for the specific transaction giving rise to the claim.

You agree to indemnify and hold harmless Screenlio and jCloud Solutions, and their officers, directors, employees, and agents from any claims, damages, losses, or expenses arising from your use of the Platform, your violation of these Terms, or your violation of any applicable law or third-party rights.

Screenlio reserves the right to modify these Terms at any time. Continued use of the Platform following notice of changes constitutes acceptance of the updated Terms.

These Terms shall be governed by and construed in accordance with the laws of the State of New York, without regard to its conflict of law provisions.
